Good Charlotte Neighborhoods?

Davidson is very cool and is a far cry from the rat race of Charlotte proper.

 

Keep in mind:

"Among all 50 states and the District of Columbia, North Carolina has the highest rate of income tax on the first taxable dollar."

Mecklenburg County's sales tax rate (7.25%) is second only to Durham and Orange Counties (7.5%).

Mecklenburg County has the 8th highest property tax rate in the state at $.8166 per $100

If one lived in Davidson, within Mecklenburg County, their combined property tax rate (city & county) would be well over $1.15 per $100 valuation. If one lived in Davidson within Iredell County, the same property would be taxed at a rate of $.8350 per $100 valuation. Start doing the math and you're talking about a $800 difference per year in property taxes on a $250k home, which is almost $70 a month added to your mortgage payment.

 

I like Charlotte, too, and have had the opportunity to move there on more than one occasion, but we've stayed away simply due to the city and county tax rates.

I could live in the suburbs outside Meck County and commute to work, but my added commuting costs would outweigh the additional taxes I pay....and that doesn't even factor in trips into the city for entertainment.

 

Convenience is well worth a few extra dollars a month. I can be anywhere worth going in Charlotte in less than 15 minutes. Usually less than 10. Sometimes by foot.

True that. The transportation infrastructure in and around Charlotte absolutely sucks and the traffic rivals many very large cities in this country I've had the pleasure to drive. The idea that I-77 is still 2 lanes from just outside the city all the way to Statesville is laughable and the I-85 construction has been ongoing since I moved to the east coast in 1992...

Highway funding from the feds is prioritized by economic impact. I-85 is considered a very important route for shipping. I-77 is not.

 

I-85 connects Atlanta and Charlotte to I-95, arguably the most important highway in America.

 

I-77 connects Columbia to Ohio. Connecting one dump of a state to another dump of a state with WV and Western VA in between is not really of high economic importance. The feds don't care about your commute time home. They only care about the movement of goods and there aren't really a ton of goods being moved along 77 compared to 85.

 

The state would have to pay for most of the widening to 77 which is why it hasn't been done. They can't really afford to do it, which is why we're seeing proposals for toll lanes.

I left out the Lake area since that isn't really Charlotte, but I will second some of these suggestions. The lake area is really cool, especially Davidson.

 

If you don't mind a commute ckad (assuming you're working in Uptown), definitely check out Davidson or Mooresvile.

 

Actually, I'd work from home. I do a lot of web design work with some sites I oversee. I'd just like to be either close uptown or near some cool places. It would be even better if I could walk. Just not really looking to be miles away from anything. 

 

I'm trying to check out all of these places.

 

The school ratings, assuming I ever decide to start a family, is scary! haha Then again, the closer you to get to a city, normally the worse schools get.

Vermillion (sp) is pretty cool. Nice neighborhood and cool bar in the middle of it. I would check out some huntersville/cornelious areas.

Do u live up there? Vermillion is where Harvey's is at right?

Harvey's is an awful, awful bar. I bet u hang out at Harvey's.

No I have a friend that lives up there and I go occasionally for trivia. Not everybody goes to bars to get black out drunk. Some people grow up.
