A.C not cooling to desired temp.

Whether you use 30-day or 90-day filters, you might want to check those first. Certainly start with the easy stuff like checking filters and cleaning the return vents.

 

Second, the early indication is a coolant leak and you can pay someone to come out every few weeks or whatever to "re-charge" the coolant, but ultimately a new system is in your future. Sure, you may be able to find someone to give you a deal on a compressor, but the warranty on that is usually a year, at best, and may cause more problems with the rest of the unit.

 

If you own a heat pump and it's over 15 years old.... it's likely on its last legs and you'll be staring at a bill of somewhere between $3-5k depending on the size of your home and the quality of the unit you purchase.

78? How can you guys stand that? We keep ours on 73... I prefer hot weather over cold, but I can't sleep if I'm hot...

I could probably do 75-78 and turn the fan on, but my wife's internal thermostat is broken and it could be 88 and she'd be cold...

To the OP... we've had similar issues with our office unit before. It's usually been the filters making the system freeze up. My new landlord is paying for maintenance now so we should be good. We're upstairs here, have 35 computers running, and it gets hot as poo if the air goes out for even an hour.

Just got ours replaced and furnaces too. They were 20 years old. $20k all in. Even signed up for the maintenance plan. 

 

I have a home office upstairs and when it would go out or leak it would be 90 degrees. We had been patching it with the home warranty that came with the house. They would come out and do something to make it work for a few months.

 

When Griffin Brothers came out the guy was working for 5 minutes and came to get me. The one box in the guts had obviously not been opened since installation and the units were disgustingly dirty. And there were tons of leaks.The other companies hadn't really checked anything but probably just filled it with freon.
