Ah, so you're not actually paying off 150k homes, you're rolling them over and buying another investment property.

Pays better than tips I'm sure. :-)

 

not quite, i'm actually keeping the properties and renting them out... or i will be starting at the beginning of the new year once i finalize this one. these are long-term investments that'll be key in my ability to fund purchasing the property, building on it, and sustaining payments afterwards (either through rental income or liquidization when i can hit a payoff on it.)

One thing to seriously consider is utility hookups. Depending on where they are on the parcel may determine if you are on a well and how far it will be for power. My wife and I looked at a 13 acre piece that was 43k. To get utilitiesand to drill for a well would be about 75k more with no guarantee on the well. Power was almost 2000 feet to the building pad we wanted. Of course this piece was on the top of a mountain so they were a little pricey but it is definitely a factor for building.

PB, honestly you should be looking for a parcel that includes some viable farm land along with an established airstrip. 

 

Why?  I'm sure I don't need to tell you that all signs point to a impending collapse of the social stigma and legal barriers to marijuana production here in the states. 

 

A savvy cult leader like yourself undoubtedly recognizes this horticultural paradigm shift for what it is... a veritable gold mine of green,  The time is now to start laying the groundwork for your own "micro" farm and proprietary blend.  

 

Here is where it gets fun.  Combine your dream of flight with your need for efficient product distribution.  In a word, "drones". 

 

There is no reason to think the NSA and Homeland Security wouldn't jump at the chance to covertly utilize your fleet of UAVs as a platform for their illegal domestic operations.  Your compound would become the "Area 51" of the East coast.  Chances are excellent they would underwrite the entire operation and eliminate any competition that appeared to be a threat to your "growing" empire.  The financial cost to them would amount to little more than a rounding error.

So...., not really an unbiased, objective opinion considering his income is dependent upon a commission, correct?

I am simply expressing my opinion that buying a piece of property (land or home) and expecting to double your money in 5 years, or even 10, is pretty much a thing of the past.

I might even subscribe to the notion that unless one is going to live in the same place for more than 5 years that renting may be the better option. Buying a home for $200k, putting $20k in bath reno, another $30k in a new kitchen and then putting it on the market 4-5 years down the road and wanting to get $250 for it is unrealistic.... right now.

Friend of mine just made a couple million over the course of 3 years holding 40 acres and selling to a national builder.

 

No biggie.....real estate is a dumb investment anyway....

 

Lots that I was looking at 2 years ago at Carolina Beach are selling for double what they sold for last year.

 

Homes in the good areas of where I live are getting multiple offers, many over asking price, and unless you bought in 05.06,or 07 these folks are making good money on the sale.

If you want on a lake with land near Greensboro check out Belews lake.  Still a lot of place that are on the lake and possible 10-20 acres.

 

i lived a half mile south of belews lake as a teenager growing up north of kernersville. idk, it's definitely an option, but i'm just not a huge fan of the area, and when you start getting into that area north of kville or greensboro poo just gets massively expensive. i'm looking more towards the randleman lake area south of greensboro... lots are literally half price because it hasn't been developed to the same extent.

 

waterfront isn't even close to a priority though.

Sooo... I thought I had chimed in on this thread back then but apparently not...

This isn't so much about the land buying, but more so the considerations of land to actually buy...

You'll save yourself a lot of money in the long run if you can be self-sustaining as far as energy and resource consumption goes... Therefore, I would look into tracts that have ample area for solar or wind arrays, a good water table and possibly another water source (pond or river), obviously out of flood plain danger, and with a fertile area of soil that you can use to grow food...

The survivalist in me would take all those things into consideration (and I will likely do so when we decide to build our next home) plus various other considerations. I feel like energy independence is going to be a pretty heavy trend in the coming years as more and more people want to battle inflation and the rising cost of living. If you plan ahead for that when you're looking for land now, you'll be a step ahead of the game then... Also, I think for what you're describing, it will give anyone that makes use of what you're providing an advantage in those skills (energy technology, agriculture, etc.)...

Raw land is the cats pajamas right now, but most folks are wanting too much for it to sub divide and still make a profit after red tape and infrastructure costs.

 

Key is and always has been, buy where people want to live.

 

There is tons of land in Brunswick County, same can be said for Duplin and Pender (inland), but nobody wants to live there.

 

I am kicking myself every day for not jumping in full force in 10 or 11 here....that's when the gettin was good.

 

Another friend of mine was able to cash in on some sub contractors that were pretty much working for cost, and has set himself up for life with rental properties.  He takes no profit from the rent at all, just doubles and triples up on payments and will have them all paid off in a few more years.
