I agree.

I love a lot of the new development that is going on in and around uptown.

Romare Bearden Park is starting construction, First Ward Village has been put out to bid, The SKYE condo tower is finally being finished, the second stage of townhomes on church street in southend is under construction, there are several large apartment developments under or about to start construction in south end, Bloc 90 (a foreclosed condo project) is being finished on North Davidson street in the Belmont community, some nice infill town homes were announced for NoDa, and Mercury 28 (a large apartment complex) is going to start construction soon in NoDa. The repurposing of an old-mill into condos/lofts in the heart of NoDa should begin sometime in the next year as well.

A planned community called Brightwalk was also announced last month just north of the Music Factory. It will be a mixed income, mixed use community with 1000 residential dwellings, retail, and commercial space.

I'm excited to see in-fill projects happening in Charlotte rather than huge speculative projects.

Our firm did work on bloc 90. It's a mess. But that isn't the local government's fault.

BoA now owns it. They decided to finish it out. They're probably 95% done at this point.

The price on those units is great and you have a great view of the skyline, but you also have a great view of the impound lot in front of the building.

Charlotte needs to find a good way to get some of that union county day worker money. The hundreds of thousands of people "who dont live in meck county" and proud of it who come in and out every day working need to pay up... These people would never ride a light rail if it cost money....Pay up suckars cause a toll road is coming.....

A better way to do it would be to leverage a county tax. A toll road can be avoided, but a county tax cannot.

Charlotte doesn't care about Union County. Look at the light rail now and its plans for the next 10 years or so. Charlotte wants the retired New Yorkers in South End, Fort Mill, Rock Hill to come uptown to spend their money there. Same thing with University - make it easy to spend money uptown.

The light rail is only designed to carry what, 30-50 people at a time? Toll roads on 74 will generate much more than carrying a few dozen people. But get some old people and the Blumenthal? Then you're moving money uptown.

That's why Charlotte is using the DNC as an excuse to move the Transportation Center. Old white people are scared of young black people.

A healthy and vibrant downtown is critical to a city's success. Most of the headquarter relocations or expansions into Charlotte have cited a vibrant downtown as one of their reasons for locating here.

The maximum capacity of the light rail line (16 cars) is around 1600 at full capacity right now, but that will increase when they extend the line to UNC Charlotte and expand all platforms to accommodate three train cars.

Also, you are kidding yourself if you think the toll road will actually make money. Most toll roads take 30+ years to recoup their initial costs, but that doesn't include the additional police patrols required or maintenance. If they are building an asphalt road, that thing is going to have to be repaved every 7-10 years. So basically, they never actually pay for themselves, which means your tax dollars are used to build and maintain it and then you must pay more to drive on it.

As opposed to the light rail, as I said, yes. Who pays to ride the light rail up and down South Boulevard?

The light rail may have 16 cars, but I guarantee 16 have never been running for passenger use at one time.

The light rail doesn't make money either, I never said it did. No transit projects ever make money, anywhere. The most heavily used train systems in the world do not break even, but their economic benefit extends beyond fares collected.

You would be very wrong about the cars running. All 16 cars run every morning and afternoon and they are always full. They are over capacity during special events. The light rail carries more passengers now than it was expected to carry in 2020. With 2000 more housing units now under construction along the light rail line, it's popularity will continue to rise. It's the reason that south blvd is pretty much the only area in Charlotte still seeing development applications and construction.
