I rented our old house on the coast out for several years before selling it. When I had it rented I got $1200/month for it 10 years ago.

It wasn't for me.

Repairs come at any time, and even with a 30 day notice can be difficult to show place while the renters are in the place because you don't know what condition it's in.

After a renter moves out you gotta go in there and spend money fixing the place up, lawn, etc., and you have to pay the mortgage with no tenant until you can get another one.

Too much hassle.
