Negotiatiing for an Apartment

I'm looking for an apartment to stay in for the next school year. i talked to one person at a complex in Durham and he said let him know what he has to do to get me and my roommate to stay there. I'm tempted to ask him to knock off the price some and throw in a washer and dryer as a starting point. Anyone ever negotiated with a landlord or other agent for an apartment? Any hints you could give me to get the price lower? This is my first time doing anything like this and I have no clue as to what I'm doing.

If someone said that to me, I would be very very very cautious about what he has to offer and what his apartments are lookin like. Sounds like he is desperate for tenants and if this is on/near campus, that normally shouldn't be the case.

Find someone who has lived there and talk to them and make sure you get a thorough walk through of the apartment with details. Look on apartmentratings.com or something and see if you can find it.

Well I have been to tour this and many other apartments in the area. One of the highest rated communities (it's actually my 1st choice but my roommate is dragging his feet about all this...) and it's near 40. I just figured since he said that, I can get something thrown in to the deal to sweeten it.

The norm for the apartments I've seen is to either have cable or cable and washer/dryer thrown in as well. I think I could get him to throw in the washer/dryer at no charge, but I was looking more at getting the price of rent knocked down some. If all I can get is the washer/dryer, I'm fine with it. I just want to take advantage of the opportunity.

Instead of just making things up that you want you may want to see what other complexes in the area are offering and use that as leverage against him.

I've already been to tour several apartments in the area. The average is some combination of cable and washer/dryer. I'll have better luck I think trying to get a washer/dryer for free or knocking the price down some.

I toured and it's actually my first choice (roommate not sold on it yet). They have excellent ratings (one of the highest in the triangle - near 90%). This isn't near UNC as some of the places in Chapel Hill (which are too damn expensive). He doesn't seem very desperate, just a bit friendly :skep:

The first real problem is you are looking to live in Durham...what a poohole

Southern Durham. Not as bad and much cheaper than Chapel Hill. Crime isn't bad in that area (other parts of Durham, however....)
