I think people aren't getting the full truth as far as size here.  The parcel that BOA currently sits on is listed at 33.762 Ac.  That includes the practice fields. Really the Parcel that the stadium sits on, on that side of the RR tracks is right around 25 Ac.  Charlotte Pipe and Foundry basically owns everything to the left and right of S Clarkson St from W Morehead St to W Summit Av. and from the RR tracks to 77.  Granted there are some smaller property owners included in those parcels but lets be real. Money talks.  I think it's clear they would target this property for acquisition.  Understanding that it's split by 277, they could use what's South of 277 for parking or more likely, retail establishments, lodging, food any other potential money makers.  Seems like a no brainer to me but usually when I say that they'll move to Columbia.

Yep, lots of folks only thought the property was what's south of 277.  You've hit the nail on the head with retail, etc being south of 277 and new stadium north of it.  Makes too much sense and would continue to spread development out from the center of the city.

That makes a lot of sense, and would eliminate an absolute need to move the railroad tracks.  Just remove the spurs that currently go to the plant and the rest can stay put. 

The fly in the ointment is going to be any contamination on the site, and one would assume there has to be some.  Depending on how bad it is, it could involve the EPA.  Like any government agency, they operate on dog years.  People laugh, but I work with an agency that deals with safety (not environmental).  My prognostications based on their published timelines and converting them to dog years have been far more accurate than the agency's amended revised revisions of their own timeline.  And the EPA makes them look like a model of efficiency.  If the 3-minute egg had to be run by the EPA, it would be a 45-minute process.

I'm glad you posted that.  I had been looking at the space south of 277 and scratching my head wondering what I was missing, because putting a stadium on that would be a tight fit.

I was going to mention something about this.  I would think all the site study information would reveal the need and would probably have to be mitigated by the Panthers before construction.  I'm not an expert on that kind of stuff so I didn't say it because I didn't know what that would mean as far as what would need to be done and time for it to be done. I would say that the foundry looks to be South of 277 so maybe that area would be where that would be required.  It looks like everything North of 277 is storage and offices.  That may help with the stadium portion of construction, i'm not sure.

I have to work with the EPA as well from time to time.  With it being such a high profile project and so much money involved, I'm sure the wheels will be well greased.

I remember when I moved to Louisiana around 2007 there was an old, heavily used bridge that needed to be dealt with (built in 1968).  Finally around 2014 there was a plan in place to do a major repair on the bridge, and the contract was let.  The contractor showed up on the job and some rare birds happened to be nested on the bridge.  The EPA got involved, and all hell broke loose.  Sparing you the details (unless you want them), I went back to visit in 2019 and they still haven't fixed that bridge.

Then,  after they move, Tepper will have to clear out all the old buildings and clear somewhere between 1 and 3 feet of contiminated topsoil and that is before they even break ground on a new stadium.  If it happens by the end of the decade I will be surprised.   

I would put it at 2.5 to 3 years for CP to be up and running again, assuming 6 months of preconstruction activities.  I wonder how much of their production they can shift to their other facilities temporarily?
