  1. What's interesting is that the big rental companies are a huge part of the equation of what's driving these prices up. Between my last 2 listings I had over 10 cash offers from rental companies sight unseen while they were still in the coming soon phase. I think eventually this market will cool down to a degree, but I don't see prices going backwards. Great time to cash out some equity if you need the liquid cash but if I were fortunate enough to own some investment properties I'd hold on to them.
  2. Hi Everyone, thanks for the replies. We have seen everything produced over 5 years ago that we want to see( yes including the wire and it was amazing). Most recently we have watched and enjoyed. Mare of East town, The Undoing, Behind her eyes, made for love, the fight attendant, little fires everywhere, cruel summer. Don’t currently have showtime or starz but have seen The Chi, billions and power. But would be willing to sign up for either if there’s something good we’re missing. We also watch Dateline, 20/20 weekly. If we are missing anything alone those lines please let me know.
  3. Man this one stings. By all accounts a very good guy and very passionate about his Hornets/NBA coverage. Literally been reading his work for as long as I can remember and feel like I was just reading one of his tweets just a couple days ago. RIP Rick. You were a great one!
  4. I was a used car manager for years and I agree 100%. This call reminded me of conversations I’d have negotiating with wholesalers buying a high mileage trades from us. That’s just typical sales lingo.

Win in 2015 against the pats that ended with a failed pass in the endzone to Gronk with Luke defending him.
  7. Little over Ford has proven to be a huge mistake. Reached for a need and passed on a handful of starting left Guards. From what I can tell there was no tackles taken that panned out at tackle.

  9. Well there’s a major asterisk next to it but even at 7-8-1 we made the playoffs with Byron Bell at LT and Nate Chandler/Remmers at RT.

  12. I feel like things turned out fairly decent for us this offseason but not enough to say we are going to be a guaranteed contender. Things we have learned as the offseason has progressed. 1. It was pretty clear that Stafford was option 1A. with the 8th pick. We were trying to trade for him months before the draft. That should have tipped everyone off to the fact that we weren't impressed enough with any of the QB's outside of the first 3 who were clearly going to be gone by 8. 2. The fact that we traded for Darnold further provided proof that we didn't really covet Fields or Mac Jones all that much. 3. Sewell would have reportedly been the pick at 8 if available, leaving a huge need at CB still. Had we landed Stafford, we'd still have holes at LT and CB. Now we have a fairly large unknown in Darnold but at least got a stud CB to help solidify the defense. Still need a long term answer at LT too. The o-line as a whole looks average at best so that will be a big question mark. Darnold has a fleet of weapons to work with, plus having CMC back should boost the offense a good bit. The defense plugged a major hole with Horn at CB and made some other upgrades this offseason. I'm looking forward to see how things unfold but know better than to set unrealistic expectations.
  13. I highly doubt Christensen is expected to be the starting LT. If the front office had that expectation that he was that good to plug and play there now they wouldn’t have passed on him at 39, and again at 59. As a matter of a fact if they thought any tackle drafted past 38 could be a quality starter at LT this they would have drafted them instead of trading down. Maybe he can potentially grow into that role but seems highly unlikely any team would want the 70th pick in the draft to be their starting left tackle their rookie year.
  14. What a great read. Don’t know if we have ever been given that much honest insight before. I definitely like the line of thinking here to not fall in love with players that fall outside of the elite category (top 15 this year). If a player makes it to the 2nd round or beyond, they made it there for a reason, so no reason to get emotional about having to have one of them. I did not know the Texans owned the Rams 22’ 4th round pick, kind of dampens the value of that trade to me a tad as it’s surely going to be lower than that of the Texans. Granted we’re talking about a 4th round pick so no that big of deal.

  17. Man that’s awesome. Just catching up on this thread. Bizarre that they could have made it all the way to the closing table without “a clear to close”. That should have been verified 72 hours before hand. Either way, glad this eventually worked out for you as it didn’t sound good. Congrats.
  18. I'm looking to create a unique post on my real estate Facebook page. Instead of constantly spamming my audience with pitches to be their realtor, I have an idea about a post about things that are free, or free services from local or national businesses. The best one I have so far is, discount tire, offers free tire repair and air pressure checks to anyone, regardless of where you bought your tires. Any other suggestions, thoughts? Thanks in advance!

(Peninsula on LKN) Highest price per square foot (with 1 acre of less of land): $542.61 per square foot Zip code with the most homes to sell at an average of over 400+ per square foot: 28203(Southend/Dilworth). They slightly edged out the Myers Park/Eastover zip code of 28207. 11 total with 400+ per square foot for 28203, 8 of 400+ per square foot for 28207 Highest priced home to close so far: 4.7 Million in Carmel Estates Lowest priced home (that actually seems livable) to close so far: $80,000 Houses closed by price point they sold for: 100-200k: 164. 200-300k: 961 300-400k: 798 400-500k: 419 500-600k: 214 600-700k: 137 700-800k: 79 800-900k: 61 1 Million+: 162 Which of these stats do you find most surprising?
  20. Pretty common right now! Do you mind if I ask how you found your realtor? Was it someone referred to you? I have been with a company that lives off zillow/realtor .com leads and because of the marketing spend, they keep a large chunk of the commission. It's been great for me to get tons of experience and real time feel for the market, but now I have joined a new brokerage where I keep all the commission but no leads and really need to start sourcing more clients, beyond my repeat and referral!
  21. Can't believe I just now seeing this thread, as I'm a realtor here in NC. Here's what I am seeing. Most houses priced under 500k and without painfully obvious issues, are receiving/selling within the first weekend, with multiple offers to choose from Some homes are even being sold sight unseen (listed as coming soon and accepting offer before going active and allowing showings) People are pissing away money because they didn't make sound decisions. A good chunk of homes are coming back on market, because the buyer had remorse, appraisal came in low, or inspection revealed a lot more issues than anticipated. Problem is buyers are having to place large Due Diligence offers to have the winning offer. (this money is no refundable unless the seller defaults). Once the buyer backs out for any reason, that Due Diligence money is gone forever and can be devastating to some buyers. I've had buyers who originally missed on a home they wanted, then the listing agent calls me to tell me the house is back on market and they now would accepts my clients offer. 1 client proceeded, others ending up finding other homes they loved. On the selling side, my clients have clearly been over the moon happy with the results and the equity they've cashed out. 3 houses in Mecklenburg County have sold for 100k+ over list price this year. (There's been more technically, but most of them had added acreage into the the deal or were new construction with upgrades). My Advice to anyone, thinking of buying, selling or both anywhere in the country right now, is to start educating yourself early on. Don't wait until your actually ready, get educated before hand. It will save you a ton of time and stress, plus help you make a smarter, more rational decision when your time comes. Feel free to ask me any questions in here or D.M me for any general advice(if you're under contract with another realtor, I'm not legally allowed to assist you). License and contract laws vary by states, so I can only give detailed info NC. I can also use the local MLS tools to give in depth details on CLT and surrounding market.
  22. Just went back and looked: Retired: Jared Allen, Charles Johnson, Luke, TD,Tillman, Harper,Olsen, Kalil,Stewart, Ginn, Oher, philly brown, Benjamin (are we even counting him), Cotchery. Plus plenty of rotational players retired: Shell of themselves from that year: Cam, Josh Norman, Norwell, Turner. Funchess. I only see Star and Mario Addison still being useful from that roster.
  23. Have to factor in that we were an aging team. Without looking it up, I’d safely say 75% or more of the starters have since retired.
  24. Lions fans should be very happy with this deal. Rams don’t give 1 F about first round picks. Goff was the last time they had their first rounder and won’t have one again until 2024. The 1st round picks are in 2022 and 23 since Rams already gave up this years for Jalen Ramsey
