  1. Ok so I dream scenario for me would be Richardson at 9, trade back up to mid 20s for Jaxon Smith-Njibgar And then draft Dalton Kincaid with our next pick (assuming we trade 3 of our next 4 picks for say 25)
  2. I would rather take him then trade up past 5 to get CJ. If Stroud makes it to 5 I'd make the move then and try to get it done without giving up next years 1st
  3. Boohoo, a failure with 100 mil in the bank. I don't wish him the best. He went out of his way to take shots at the organization instead of just saying maybe college is a better fit for him. He's a tool imo.
  4. I'm not upset. It is just common sense that if you Subject yourself to more hits you're more likely to get injured (like he has been). They also have been bottom third in the league in pass attempts for just about all of his career. He has also proven he is not a good enough passer to beat good teams in the playoffs. I'm fine with a dual threat guy but not at 26, with guaranteed money, been hurt the last two years and averages 210 yards a game passing. And you want someone who has been playing a certain style of qb their whole life just to change and become strictly a pocket passer it doesn't make sense. Maybe Russell Westbrook should become a spot up shooter now that his athletism is no longer an advantage
  5. Depends on where you live. Now, in my opinion is a really good time to buy competition wise. Rates are down a bit but still not a lot of action. I was able to get two buyers under contract this past two weeks on the first property I showed them. They're both getting around 5.5% I think and can always refi if rates continue to drop
  6. I guess that's fair. It's the same concept. Cams body gave out from the punishment his style of play put him through. If you're a dual threat you're more likely to get hurt and less likely to be a great player past the age of 30. That skill set is awesome but only if you draft the guy and win a super bowl within 10 years. Not a winning formula to trade for a dual threat qb who's 26 and hasn't been able to stay healthy the last two seasons. ESPECIALLY when he wants a full guaranteed deal
  7. He threw for 208 yards a game and won the mvp. The dual threat is why. I said the same thing about Cam. Once they hit 30 and lose the element it's over.

  11. Who Pays Closing Costs in Illinois? Both buyers and sellers pay closing costs, but usually, the homebuyer is responsible for most of them. As a homebuyer, you are encouraged to negotiate with the seller to help cover closing costs, but there’s no guarantee they will agree No clue, i think he's going to send me whatever he signed to look over. Definitely need to report this agent to the real estate commission.

If you're in NC or SC sellers closing cost is minimal unless you agreed via contract to pay the buyers cc. I'm happy to look at the contract stuff you've signed if you're outside of NC/SC.   15. They've given Allen Prime Cam level weapons outside of Diggs. They have a really good defense and a stud qb on offense without much else. They are the panthers from 2013-2017.   16. Use some logic here. He isn't going to Arizona or Houston. If he goes to Denver when do they even have another first round pick. Payton would be dumb to cripple his new team.   18. There is an all inclusive resort in Florida Club Med Sandpiper Bay, Port St. Lucie. We really enjoyed the club med in turks and Caicos a few years ago. Lots of water activities
  19. Where are you located? If you contacted the agent and he already had a buyer he's probably not representing you. If you're in the Charlotte area I can try and help but not if you already signed a buyers agency agreement with this agent.
  20. I think the soccer team was actually a positive. If he let football people make football decisions the soccer team would have no affect on the football team. I still don't think it does. Seems like he's being more hands off with FC and they're being more well run. Whata ya know
