  1. The pool store is a water test. It looks slightly better today. I really just need to drain it but 50k gallons of water is expensive
  2. I've accepted that it's young. Only thing I'll say is he's been taking the s2 since 10th grade. I hope it's the first time Stroud has seen the test if that score is true lol
  3. This thing NEVER gets clean. Bought the house in 21 and it hadn't been used in about 12 years. Year 1 I replaced the pump. Just replaced the sand filter 2 months ago. It's been harder and harder to get clean each year. Put 26 pounds of shock in yesterday (recommended by pool stores balance reading). Didn't phase it. Anyone have any advice other than fill it in?
  4. Yeah not doing this trade. If the Texans trade up it means they desperately want Young. 2 and 12 would be the starting point
  5. Valuation will get to the point that no one can afford to buy. What does it matter (outside of yearly revenue) if the team is worth 40 billion dollars? How many candidates or even groups will be able to afford to purchase.
  6. They want to trade down because they only want young. Common sense says that if they only want him that they'd be willing to trade up to get him.
  7. He's going number 1. To Houston. Still holding out hope
  8. Lamar needs to read the room. He's not coming off looking very good in any of this. At this point the ravens should draft hooker this year, make lamar play on the tag then let him walk
  9. This is why you have to win while your qb is on a rookie deal. Unless you have one of the top 3 in the game you're better off drafting a quarterback in the first round every 4-5 years
  10. Ideal for me would be trade to 2 and pick up 12 if Houston is desperate enough for young
  11. Typically more expensive houses don't sell as quickly as less expensive ones. photos cost more (some times virtual tours are done for these properties) measurements cost more, cleaning cost more. Also most of the time more expensive properties are listed by more experienced agents so you're paying for knowledge.
  12. I usually provide cleaning, professional pictures, sometimes provide repairs cost. Then you also work through negotiations with the buyers agent and help seller work through any potential issues. Commission is always negotiable. If a house is in a good area and should sell quickly that can be taken into account. If seller seems high maintenance or you get the feeling they're going to need a lot of help take that into account too. When an agent hits you with a % always feel free to come back with what you think is reasonable. Keep in mind the average agent closes 6-8 deals a year so they're going to be hoping for that 3%
  13. He is an awful human being, ran the team into the ground. His consequences....... billions of dollars
  14. His ascension into that role was always a bit odd to me.
  15. Has the first pick of the nfl draft ever been made during commercial break?
  16. God the draft can't get here fast enough. 1 million I think Twitter posts copy and pasted on the huddle. Not a single one of these people brings any hard facts
  17. For what we paid for him I assumed he would be good. This team has no direction or identity and I don't think the coaching staff knows how to produce either.
