  2. That was my point though, it has it's uses, and can be valuable, but I wouldn't recommend in most all circumstances...however there is a place for it in the industry.
  3. We remember, we also know what sport we are watching and remember it's a pretty barbaric sport that we continue to cheer on while folks have life changing injuries and even death is a possibility.

  5. No. When you are specialized people call you to put them in touch with the folks who are selling said properties...typically vacant land, or properties with multiple rentals on them. When this happens I prefer not to enter into dual agency, one party just remains unrepresented...but it does happen especially in niche areas of real estate...which is where I operate. As to the leech thing, you go try to sell 150 lots to a builder or developer without an experienced agent involved and see how you come out. Could be great, could lose a LOT more than 6%.
  6. No, it's not...especially if both sides have the "deal" they want already. Me: "He's willing to give you 3.5M for the property, can close in 20 days, and is a full cash offer." Seller: "Write it up." I don't work with folks "looking to get the best deal possible". I work with folks who want to buy and sell real estate. Again, gotta lose the emotion, this shouldn't be done with Jack Realtor from Century 21, but it is common in this world. P.S. I would never recommend someone buying or selling their personal home to do this unless they too are in the biz.
  7. Same. So long as it's not this years 1st. 4th this year, and next years 1...I'm in. Although I'm not thrilled about Payton, I think outside of Harbaugh it would be the best hire available...now to find a QB.
  8. From someone who grew up at, and lives at the beach in NC....I couldn't imagine ever living in that part of the country...no matter how expensive the homes are. That said....I'd say the same thing about most any "mega city" throughout the nation.
  9. I've been in the business for 20 years...I'm aware of the roles of agents. Like I said, it's rare that dual agency is needed, but it can absolutely be done, and fairly by agents...if they are professionals. Commercial, Land, Developments etc...dual agency isn't a big deal....and sometimes in personal use it's not a big deal...but again, emotion has to be removed. I'd prefer not to do it, but it's not the evil that some are claiming.
  10. It has it's places...this is likely not one of them. I'm not a fan of it, and it happens so very rarely in normal transactions, but like always some will take advantage.
  11. Sure there is, but "both sides" will have to remove any and all emotion. To the OP. Do not pay anyone for anything via Venmo. Period. If the buyer wants a "no mold" cert, then they need to pay for it. Not your job. Stop trying to do this quickly, do it correctly.

  13. I disagree. Your 1st priority is to win your division...meaning you need to be able to compete against 3 specific teams 1st and foremost. Foxy and Ron use your approach....build the team the way they want to, rules and division be damned...
  14. The Ravens have a long track record of being a well run football team. If they don't think that he's worth the money that he's seeking...they are likely correct. I'm not interested.
  15. To a TE...NO. To the cap stuff...I think that kicking the can is OK...for a very short time if you have a very good GM, HC, and QB. In that situation hopefully the GM and HC can be honest about their division and their talent, both starters, and depth. If they think that they can truly make a decent run...a 3 year shot at a title...then kick the can, but put a "midnight" clause on it. Any other time, it's best to stay out of cap hell, keep your strengths strong, and build toward acquiring players and staff to win your division.
  16. Hell yea!!! And some of our good ole boys can head over there and teach em how to grow watermelons and tobacco. Two options as I see it. NFLPA does nothing. NFLPA says they will strike until it's resolved, the owners will cough up another handful of millions and it will continue on.

  20. His "one mistake" if he made one was signing the closing docs to purchase the Panthers. Dude has been taking L after L since doing so....the Panthers are worth more...but not as much as if he'd invested it the way he did his entire career.

  23. He will likely be competing in training camp for a starting role...where? No clue. Very well could be here, although it better be an incentivized contract and a low number at that.
